Pet Owners Alert: This complex allows 2 pets (cats or dogs) up to 22Kg (48 lbs.) and this is a ground floor unit with a patio that looks out onto Rutledge Park, perfect for a dog(s) owner. It also allows rentals and there are no age restrictions.

‘Midtown Park’ is a quality built complex that was constructed in 2013. Not just another rectangular box, this building was carefully thought out resulting in an interesting design with an attractive exterior look. The property has been beautifully landscape and there is a commercial space on the ground floor that features the Roundhouse Café, great for those days when you run out of coffee or would rather not cook.

The building is very energy efficient with geothermal heat and hot water. The Strata fee for unit 104 is $306 and this includes both heat and hot water (which on average would cost an extra $100 per month if it was electric for a unit this size). The heat is distributed by radiant in-floor hot water lines under attractive laminate wood flooring in the main living areas and carpet in the bedrooms. Not only is this form of heating efficient and evenly distributed but the best part is, no more cold feet!
Other features include 9 foot ceilings, quartz counter tops and attractive dark laminate cabinets in kitchen and both bathrooms. Upon opening several of these cabinets you will be pleasantly surprised to find the standard shelves have been upgraded to roll out shelving. Appliances include a SS dishwasher, a large SS frig & freezer, SS oven with ceramic flat top range and overhead fan/microwave combination.

The kitchen is open plan to the living and dining area and this whole area is flooded with light from the large quality thermo windows that extend all along the outside wall and you will love the outlook past the patio to the all green space of Rutledge Park. There is excellent ventilation with several opening windows throughout the unit and also from the high end patio door that can be used a as a large window (tilting out from the bottom).

There are three in-unit storage closets, two in the front hallway (one of which is predominately occupied by the stacker washer/dryer), and the third is off the living room next to the master bedroom doorway. Each bedroom has its own clothes closet and the master features a lovely three piece ensuite bathroom.

Separate additional storage can be found in a locked room in the underground parkade. Storage locker #27 has been assigned to this unit and you will be happy to see the lockers are not wood but made from hefty metal pipes and chainmail. This secure storage locker also features the nicest bike storage system I have ever seen in a condominium with plenty of space for everyone to hang and lock their bike up to wall mounted hooks.

As one of the first Buyers in this building the owner was able to select the most convenient parking spot right next to the inside entrance where the stairs lead up to the first floor hallway just across from unit 104. This parking spot (#38) is Limited Common Property and as per the Strata Plan it is permanently assigned to Lot 4 (Unit 104).

The owner has installed a Murphy bed and storage wall unit in the dining area and another Murphy bed and stand-alone storage cabinet in the second bedroom. Although these have been attached to the wall for safety (earthquake) reasons these pieces are part of their personal furniture and as such they will be removing them. If there is no time during the move to make repairs the owner is prepared to compensate the new owner for the cost to patch the wall and replace any baseboards where required.

Midtown Park is situated very conveniently so one could walk to Uptown, Staples, Cloverdale Thrifty’s, Mayfair Mall, Bin 4 and a wide variety of other small business and restaurants located in this area. Even right downtown is only a half hour walk away and if that is too long you are only a short walk away from Quadra or Douglas where one can catch the main bus lines going in and out of town. A perfect location for convenient urban living!
